The process
How BOS works
Brad answers the first enquiry himself, attends the site visit, and stays involved through construction. There is one point of contact throughout, so the person who understands the job remains close to it from the first conversation to handover.
Initial enquiry
Brad answers directly, asks what you are planning and where, with no call centre and no handballing between staff.
Site visit
Brad comes out himself and looks at existing conditions, levels across the site, access for construction, what may be behind existing walls, and how the block limits or supports the work.
Planning
Before anyone prices the construction, the project gets properly defined — engineering, soil tests and working drawings as the job needs them — so you know what you are actually building.
Proposal
A real scope and price, with provisional sums identified openly as flexible allowances.
Construction
Brad is on site and on the tools, with one point of contact the whole way. A typical project runs around 7.5 weeks depending on scope.
Handover
Brad walks through the finished work with you and sorts any outstanding items.
Clear allowances
Provisional sums
Provisional sums are flexible allowances used where the final costs are not locked in yet. BOS explains them openly, so you can see what is known, what is still to be selected, and where an allowance sits in the scope. They are revisited as selections and site information become clearer.

Credentials
BOS brings over 20 years of experience to each job. Brad O'Shea is a registered building practitioner, BPC DB-U 38574, and BOS is a Master Builders Victoria member.
Custom homes
BOS builds custom homes: one-off houses for the people who will live in them, rather than volume or spec building. The same people who answer the phone and run the site stay with the job from start to finish, using the same six-step process as a renovation from the first conversation through handover.
