Commercial fit-outs
BOS takes on a limited amount of commercial work alongside the residential jobs. Limited is deliberate. We take on what we can run properly rather than what fills a calendar, which is why the commercial jobs we do tend to come from people who have seen our residential work.

- Strip-out and make-good at end of lease
- Tenancy upgrades and partition works
Working around a trading business
The difference between a commercial job and a house is that somebody is trying to earn a living in the middle of it. Noisy work goes after hours or before opening. The site gets left clean and safe every night, not just at the end. Deliveries and waste get timed so they do not block a shopfront at the busiest hour of the day. None of that is complicated, it just has to be planned in rather than apologised for later.
Leases, landlords and dates
Commercial work runs to dates that cost money if they slip - a lease start, a handover, an opening. Most delays we see come from permits and landlord approvals rather than from the building work, so we want those in hand before a program is committed to.
