Remodelling
Not every house needs to get bigger. A lot of the time the space is already there, it is just cut up badly. Remodelling works inside the existing footprint: same roof, same slab, different house.
What remodelling covers
- Removing walls to open up kitchen, living and dining
- Reworking a floor plan so the rooms you use most get the light
- New joinery, doors, windows and finishes throughout
- Bringing an old bathroom or kitchen up to current standard in the same position
Why it is often the better option
No planning permit in most cases, no new footings, no waiting on the weather to get a roof on. A remodel is usually quicker and cheaper than an extension, and on a small block it may be the only option you have. If you like where you live and the house is fundamentally sound, this is the shortest route to a house that suits you.
What has to be checked first
The wall you want gone is often holding something up. Before anything is quoted we work out what is load bearing, where the services run, and what the roof structure is doing, then get an engineer involved where a beam is needed. That work is cheap at the start and very expensive halfway through.
